Prefab home and light steel house are two terms often used interchangeably, yet their structural systems, service lives and prices differ. The right choice depends on how, and for how long, you will use the building.

The structural difference

In classic prefab homes the load is carried mainly by the panel system; galvanized light steel houses have a skeleton of cold-formed steel profiles. The steel frame more comfortably allows multi-storey layouts, wide spans and heavier roof and facade claddings.

Service life and durability

Galvanized steel framing has a service life of over 50 years and is protected against corrosion. A well-made prefab home also serves for many years with proper maintenance; but for permanent family homes, villas and commercial buildings, the steel frame offers a safer long term.

Earthquake performance

Both systems are lighter than reinforced concrete, which reduces seismic load. The light steel frame, with its screwed connections and ductile behaviour, is the system best suited to engineering design — in earthquake zones our recommendation is light steel.

Cost and schedule

Classic prefab wins on initial investment and is the fastest to deliver; it is ideal for site buildings, sales offices and temporary use. Light steel offers much longer life and higher comfort at a somewhat higher cost per square metre.

Which should you choose?
